News > Do I Need a Buyer's Agent?

Let's face it. Buying a condo, loft, or townhome is a major undertaking that takes more savvy than most people realize. As the buyer, you simply want to find the best deal on the home of your dreams, sign on the dotted lines, move in, and live happily ever after while someone else handles the logistics. You essentially have two choices for successfully accomplishing this goal: (1) you can call the listing agent on EACH property of interest, or (2) you can get your own buyer's agent that will have your best interests in mind.

The Listing Agent Can Represent you, But....

The seller's agent wants to sell the property for the highest price possible and looks out for the seller's best interest. If you meet an agent at an open house or from a call to the phone number on the sign, that agent works for the seller, but may also represent the buyer as a Dual Agent.  Though these arrangements can result in successful purchases, the premise is similar to two opposing parties using the same attorney for a legal negotiation. The dual agent has a sticky time of helping the buyer determine what price to offer. Instead, it's common for the dual agent to turn the tables and ask the buyer, "how much do you want to offer for the property?"

In new condo and townhome developments, the agent only works for the seller.  There is no dual agency.   If you want someone to represent you in a new condo purchase, contact us to be your buyer's agent before you step into a new home showroom.

The Buyer's Agent Works for You.

In the world of negotiations, separate representation is ideal in order to assure both parties are on level footing during the negotiation. Look at Dallas real estate as a huge canvas painted with a broad-brush. On any given day, hundreds of real estate agents are showing thousands of properties for sellers. When your buyer's agent puts his or her market knowledge to work for you the homes you see will fit more with your lifestyle, and you'll have someone on your side to professionally advise you every step of the way. In the long-run, your buyer's agent could save you money and minimize headaches.

We show all Dallas condos, lofts, and townhomes on our website and value the opportunity to serve as your buyer's agent for any property listed by any brokerage in the Dallas area.
